The good news from the report is that it's the first time there wasn't a deficit. In other words, we didn't spend more than we took in. In 2011 there was a profit of PHP 28,165. Much better than the 2010 loss of PHP 463,739. There was a substantial gain in employee salaries and benefits expenses from PHP 2,311,268 in 2010 to PHP 2,729,468 in 2011 from 2010. Maintenance and supplies in 2011 were 560,545 and PHP 385,882, respectively.
One of our maintenance workers attacked by a rabies dog last year. Dogs are still wandering around leashed and unleashed in ours subdivision and a threat to us since most haven't been checked for rabies..
Common sense says dogs should be properly leashed ,but more importantly, have your dog vaccinated for rabies. Not only are you protecting your dog, you are protecting all other animals of this subdivision and all of us members.
Dog owners walking their dogs should be especially concerned about rabies. If you don't want to get rabies shots, don't walk your dog in public.
With just the recent incident of a rabies bite, the rabies epidemic must be decreased to protect all of us. Besides, the hygiene and moral dilemma , think of the costs. A rabies bite to a human being cost PHP 150,000 for the necessary five shots to cure the disease.
This economic cost in itself is enough initiative to make get your dogs vaccinated and make this subdivision safer.
There are grievance boxes located on the ground floor of the clubhouse, right side, near the telephone in addition to the Recreation Center where you can leave your concerns and questions for the Association's Board Of Directors. You can also send a confidential email to <firstname.lastname@example.org> or email the Association's Office directly at <email@example.com> with comments and questions and we'll get them to the Board Of Directors and even post them on this site.
We're using the word grievances instead of suggestions since the Board Of Directors aren't in interested in our suggestions. So, how about grievances or demands (things you are morally bound to do).Aren't they bound to take our grievances? Not kings and queens there. If you want take our constructive grievances, then get rid of the boxes !The Board are our servants Besides grievances, we have demands since what we want from the Board are things they are bound to do like supply minutes of minutes, simply planning and showing where the money is being spent.

This website has been created so members of the Las Terrazas Homeowners
Association, lot owners and those just interested in the Association
who might want to to purchase of property in the future or just the
general public who want to know about our Association. Everybody has a
right to know what is going on in Las Terrazas and where the money is
being spent. Information is factual to the best of our ability. The truth communication prevails.
HOUSE RULES NEED TO BE ENFORCED

Even though there is no legal penalty, financially or otherwise, for not obeying the House Rules of the Association, it is in all of our interests that the rules are abided by ,if for nothing else, to show respect for other fellow neighbors.
Besides the following rules here, other considerations just need common sense. For instance, children playing in the middle street is not safe and has been reported to this website of such recent activities. We have parks for children and adults for playing or lounging. Playing or sitting in the middle of streets is dangerous and should not occur.
Major rules include:
Guests must have IDs.Homeowners should be aware that their guests must have an ID to enter the subdivision leaving it at the gate they enter and cannot be visiting the subdivision just to tour around, whether walking, bicycling or driving a vehicle , but only visit the homeowner who allows them to enter. Homeowners must give the security guards a list of guests in advance of their arrival.It's all about proper security.
SPEEDING. The speed limit of the subdivision is 30 kph. All vehicles should abide by this law including automobiles, motorcycles and bicycles.
On several occasions, bicycles race too fast down the hill from the clubhouse toward the Ma-a Entrance which is endangers not only themselves but neighbors who might be walking on our roads. This is not a playground.
GIVE WAY. Automobiles reaching Give Way signs must stop if there is a car in the intersection . This has been abused especially with the Give Way Sign on Castillon Street entering Mallocra Street. A near-accident nearly occurred November 19 when a driver on Castillon Street refused to stop.
DOGS. Dogs should be on a leash when not on an owner' property Allowing them to roam free is infringing on neighbors. It is also putting such pets at risks for being run over by vehicles or ending up permanently lost .
ILLEGAL OVERNIGHT VEHICLE PARKING. Residents should park their cars in their respective garages or at least on their own property. Having cars parked illegally on our streets with through-traffic main streets (not cul-de-sac ones) creates security issues .
CLEAN SURROUNDINGS AND CONSTRUCTION. Please keep your lot clean from eye-sore construction materials. Ongoing construction is the exception, of course. But renovations, as an example, that have been completed needs to have their trash disposed of.And concerning renovations, such major ones need the approval of the Association before such construction is attempted.
URINATION & SMOKING. Homeowners are advised to instruct their workers not to urinate or smoke in public areas of the subdivision. We're a first-class subdivision and need to preserve this status.
TOTAL HOUSES IN SUBDIVISION UPDATE
There are a total of 101 completed houses in Las Terrazas with another 11 currently under construction.
